Summit County, Co
The median sales price for Breckenridge area is $682,500 which has dropped -13.6% since last year.
Summit County has seen a slightly smaller drop of -6.3% from the month of September in 2017 and comes down to $570,000.
The turnaround for properties is still quick. Summit County overall has gone up by +10.5% from 19 days last year to 21. Breckenridge has dropped by -7.1% shortening it overall by two days from 28 days last year.
It takes about 12 showings per listing for the home to go pending. That number has stayed the same as last year that time.
We are still seeing seller’s market in Summit County. Overall Summit County price per square foot went up by +21.8 %. That is an increase from $380 to $463. Breckenridge properties are trending similarly. We have noted a +14.9% increase from $471 to $541.
Park County
The median sales price for the Park County went up from $300,000 to $347,500. That is an increase of +15.8%.
Town of Fairplay is trending similarly with the increase of +13.4%. The median purchase price went up from $299,990 to $340,000.
Properties have been sitting on the market much longer than last year. We have seen a huge increase by +110.5% for Park County and an increase of +518.2% for Fairplay. Respectively it went from 19 days to 40 in Park County and from 11 to 68 for Fairplay.
Park county needed 8 showings for the listing to go pending and that has not changed in comparison to September 2017. Looks like Fairplay overall needed 3 more showings from last year and that is an increase of +42.9%.
Both Park County and Fairplay is trending similarly and we have an increase of +23% for price per square foot. Respectively it went up from $174 to $215 for Park County and from $177 to $218 for Fairplay.
